All Rents are due on the 1st or start of your lease day each month.  Do not deduct anything from rent payments.  A Late fee will be added if paid late.

Online Property Report Ticket:



The online ticket system is used to report ALL problems.  This page will guide you through the online ticket system.

ALL problems MUST be reported in writing through the online ticket system.  The online system is designed to be the primary method to report ALL problems, requests, modifications, etc.  Please do not contact or text specific individuals as the company must be notified and must review, approve or deny requests, as well as assign all tasks.  ALL problems and reports must be reported through this online system.  The company phone number, can also be used, only in conjunction with this online system, and only during emergencies.

STOP - Before proceeding, If a water issue is occuring, please shut off the main water supply to prevent any further damages.  If a sewage backup is occuring, please limit water usage until corrected.  Please consult your lease agreement for additional information.  In either of these cases please use this system to report the problem, shut off or limit usage and we will schedule the next available appointment which is usually the next business day.

STOP - Before proceeding,  If this is an emergency, please use this system to report all details and then call the appropiate company contact phone number for the emergency.  Please note, water leakes, sewage backups, small roof leaks are all not emergencies, and in all these cases, please shut off water or limit sewage usage or use a towel or bucket to catch roof leaks and use this system to report the problem and we will schedule the next avaialble appointment usually on the next business day.
What is an emergency? Fires, Structural Damage to building caused by a fire, tree or storm, Building or room structural damages, water leaks that can't be turned off, no heat during extremely cold weather.

For FIRES, please call the FIRE DEPARTMENT immediatelly and also report damages on this system.  For no electricity, please call the ELECTRIC COMPANY.  For trees which hit your car, injuries or damages to your property, tenants or guests, please call your renters insurance company or car insurance company.  For Water or Sewer items, where you have a required water or sewer maintenance program on your lease, please call the water company.  For Structural Damages, no heat during cold weather, which were not caused by tenant(s) fault, please report this on the online system and then please call the appropriate company contact phone number for the emergency.

STOP - If any item is too small, anything which can be repaired for less than $100 or the amount indicated on your lease, such as light bulbs, or ANY small repairs, regardless of fault, it is the tenants responsibility and must be fixed and paid by the tenant.   Additionally, any tenant maintenance items indicated on the lease which are tenants responsibility must be maintained by and paid by the tenant, such as, snow removal, lawn, shrub and tree care, pest and bug spraying and removal, gutters, water line and sewage maintenance programs from a water company, etc, as indicated on your lease agreement.

STOP - Before proceeding, if any of these damages are caused by the occupants/tenants/guests/pets, you are responsible to fix and pay for these damages.  In this case, please report the damages using the on line system and then either fix/pay for the problem, or, report the problem using the online system and contact the company phone number to schedule a repair and you will be billed for the repair, as additional rent.  Examples of tenant caused items are (1) sewage clogs caused by tenant/guest putting cooking oils or any items not belonging to be flushed down a sewage system that need to be cleared, (2) freeze ups in any lines due to not enough heat during cold weather OR FAILURE TO LET HOT WATER DRIP THROUGH LINES in cold weather to prevent frozen pipes, (3) damages to property by a tenant, guest or pet,  etc.

STOP - You may still be responsible for the first $100 of repairs, regardless  of fault, please check your lease for details.  In this case, we will collect the first $100, as additional rent, or as indicated on the lease agreement, prior to or on the date of scheduled appointment.  If no payment is made by you, you may not receive services or services may be added as additional rent, per the lease agreement.

STOP - Do not over report items, or you will be billed either $65 or $100 per each trip which an item was already fixed or unnecessary, please consult your lease agreement.

- If you are reporting a concern that is related to your safety or health and the property, please report the item on the online system contact the company and then vacate the property.  DO NOT REMAIN ON THE PROPERTY, it is your responsibility to leave, failing to leave indicates that you agree the property and you are safe.  If the company tests and finds your concern was invalid, you will still be responsibile for your rent and lease agreement.  If your concern was valid, you will be safe and we will fix the item and you can return to the property.  Although this has never happened, If an item can not be fixed which involves your safety which you have reported prior you may be allowed out of your lease agreement.  Please note, the company is not responsible for any temporary housing issues, you MUST use your renters insurance policy to book all temporary housing needs, as per your lease agreement.  If you fail to comply with the lease or you do not have renters insurance and the appropriate coverages, you will be financially responsible.

STOP - If you are reporting any irritating, fowl, or vulgar items, or hate speach, or threaths, this will be a violation of your lease agreement and you may be evicted or reported.

STOP - If you rent is currently unpaid, or you have any balance due or overdue, or you are being evicted, only VALID emergency requests can be reported and performed.

STOP - If you report an online ticket and we schedule any appointment and you fail to show up or allow entry into the property on that day scheduled, you will be billed for the service call, at either the $65 appointment rate, $100 fee rate, or actual billing rate, per your lease agreement.  IF YOU REPORT ANY ITEMS AND WE SCHEDULE, YOU MUST ALLOW ENTREY ON THE DATE SCHEDULED.

NOTE - If you are reporting any items which are not an emergency and are maintenance requests, please note, ALL NON-EMERGENCY ITEMS WILL BE REVIEWED, and, IF APPROVED TO BE DONE BY THE COMPANY, AND WILL BE PLACED ON THE MAINTENANCE SCHEDULE AND PERFORMED IN ORDER RECEIVED BASED ON THE COMPANY SCHEDULE.  You will receive notice from a representative.  Usually, work is scheduled on non-holidays Monday through Friday, but you will be contacted if approved for exact scheduling.

NOTE - Do not deduct or make any repairs without prior written authorization from the company or landlord.

NOTE - Please Accurately fill out ALL information.   ANY INACCURATE INFORMATION, names, phone numbers, addresses, etc. MAY RESULT IN FAILURE TO PERFORM OR RESPOND TO AN ONLINE TICKET.
